Unless you are paying cash, you will need financing before construction begins. Building a home is financed differently than buying an existing home — most people use a construction loan that converts to a traditional mortgage once the home is complete.

Step 6: The Planning Phase

The planning phase is where your home starts to take shape on paper. This is one of the most important phases of your build — and at Palm Breeze Builders, it is where we spend the most time making sure every detail is right.

During the planning phase, you will:

  • Work through our Phase 1 — Planning Course in your client portal

  • Review your simplified floor plan and site plan- customized for you to print, draw and create notes on

  • Attend your first Collaboration Meeting with our team

  • Start your budget and material selections based on the checklist and research you have worked through in the Planning Course

  • Review your foundation planning checklist

  • Your client portal has an event planner that allows you to attend live meetings to discuss, share questions, and get inspired by others, all before you're ready for your first Collaboration.

Your 1st Collaboration Meeting is a 2-3 hour session where we go through the foundational details of your build, from the foundation to the roofline. Our planning course will prepare you with questions, ideas, and a clear sense of your priorities.

Step 7: Permitting

Palm Breeze Builders, Inc. provides all permitting services for clients so they can focus on the details that make the house their home. The permitting process is one of the most misunderstood steps in building a home in Florida, but it does not have to be intimidating. Permits exist to protect you and ensure your home is built safely and to code.

Between the 1st and 2nd Collaboration, clients are able to attend planning and permitting meetings through the client portal to clear up any questions and discuss changes along the way. Clients will finalize all documents and decisions at the 2nd Collaboration before we submit for permitting.

In Lee County and surrounding areas, you will typically need:

  • Building permit application— Required for all new residential construction

  • Sewer application— Either septic or centralize sewer, proof that you have applied needed

  • Potable water connection- Either a well affidavit or proof of application for city-supplied water through the water company

  • Site Plan- This covers the four lot corners, location of road bordering lot, driveway, setbacks, easements, location of existing and proposed building, and foundation

  • Drainage Plan- Showing water run off, elevation of existing and proposed soil, elevation of finished floor of home, placement of potable water and sewer, swell,

  • Notice of Commencement— This is a public record that construction at your site will be conducted by recording through your local clerk of courts' office.

  • Engineered construction plan— This is the instruction manual for construction and is reviewed by either private or local permitting plan reviewers.

  • Energy Calculations: An energy calculation (also called a Manual J load calculation) is used to determine the heating and cooling requirements of a home.

  • FEMA Elevation Certificate— Required for homes in Special Flood Hazard Areas

  • Owner-Builder Disclosure Statement- If you are not a licensed contractor, the state of Florida allows land owners to act as their own contractor. This is filled out by the owner and states they understand Florida Statute 489.103.https://www.flsenate.gov/laws/statutes/2011/489.103

7: Site Preparation

Before a single wall goes up, your lot needs to be prepared for construction. Site preparation typically includes:

Once your permits are approved, construction can begin.
